An Art Deco Case Study in Windsor

We are frequently asked by clients how to improve the returns on an investment property and this case study shows just how successful smart design changes can be in having a significant impact.  The team at Etica transformed this boutique apartment block in Windsor from a fairly average investment into a high performing rental whilst highlighting the property’s Art Deco features and fixing ongoing maintenance concerns.

Both the ground floor and first floor apartments have been extensively renovated with new bathrooms and kitchen, new internal laundry facilities and other improvements to create greater tenant appeal. The façade’s facelift has highlighted the many art deco features of this boutique building and the grounds have been apportioned into private courtyards and parking spaces.

The client’s brief was to create a better rental yield while addressing growing maintenance concerns as well as bringing out the art deco elements. Etica’s property consultants worked closely with the client to create a strategy.

With that strategy in focus, our interior designer created the design and partnered with Domain Improvements to oversee the renovations. 

The key benefits of this project were:

  • An additional rental yield of $455 per week ($23,725 per annum)
  • A 25% increase to the property’s value 
  • It is now tax effective with a depreciation schedule provided by BMT Tax Depreciation Quantity Surveyors
  • It has broader appeal to prospective tenants
  • The increased return allows for greater finance serviceability
